Sales Objective:
To market and sell the subject property at the highest possible price, as quickly as possible, with the least inconvenience to the seller
Marketing Strategies:
To maximize exposure of your property to the surrounding real estate community as well as the public via my Real Estate networks and outlets. Some examples are
•Drive by property taking exterior and interior photos of subject property as well as neighboring homes that are currently listed for sale or for rent
•Take photos of surrounding area for future advertising and enhanced listing capabilities
•Meet with homeowner to finalize paperwork
•Finalize interior photos for website and print advertising
•Take room dimensions for property fliers, MLS listing and buyer inquiries
•Input listing in the New Jersey Multiple Listing System and (where applicable) The Hudson County Multiple Listing System for comprehensive exposure to the real estate professionals servicing the area
•Upload photos to MLS sites
•Upload photos and enhance listings on www.ColdwellBankermoves.com, www.ColdwellBanker.com, www.Realtor.com, and www.luxuryhomesofbergencounty.com
•Create different print ads for submission to local and national newspapers and magazines
•Create a "Just Listed" virtual e-card to email to all Coldwell Banker agents with list price, photos, floorplans, availability, etc
•Submit to Coldwell Banker Relocation for distribution to possible transferees coming into the area
•Arrange for a Brokers and/orr Office Caravan (where applicable)
•Give verbal presentation at regularly scheduled Tuesday office meeting to all 120 Fort Lee associates so they have the latest information on the property
•Prepare customized property flier
•Prepare 4 ways to buy sheet, which gives buyers financing options based on the listing price
•Schedule a Sunday Public Open House to present the property to potential buyers in the local area
•Mail out 200 "Just Listed" postcards to target market neighborhoods
•Begin showing the house to realtors and potential customers as per the Homeowners instructions
•Speak or email with Homeowner on a weekly basis. Discuss the feedback from potential buyers and other agents
•Review all written offers and set up times to review with Homeowner
•Pre approve all potential buyers before accepting any offer
•Negotiate all offers to ensure the greatest return for Homeowner
•Oversea all aspects from acceptance of offer through closing (attorney review, appraisals, inspections, walk throughs, negotiations)
•Assist in obtaining a Certificate of Occupancy where required by law
•Arrange and accompany final walk through
•Attend closing
